Market House repairs put on ice

Capital Gazette Communications
Published 02/15/10

The city has decided to postpone upgrades to the long-beleaguered Market House air-conditioning and heating system until this fall.

The Market House in Annapolis has been beleaguered by problems since 2006.

Annapolis officials said the delay will make the historic downtown property ready for a mix of trademark shops and restaurants for the long haul, but also means visitors to the landmark facility at City Dock may have to face steamy conditions once again this summer.

Instead the work, originally scheduled to begin this winter, will start after October's boat show season, officials said.

That will give the city a chance to make the best improvements possible and help bring some stability...

Annapolis is not the mall - 2010-02-23 15:09:19

Free parking and the new Parole city.. great. They have the space, to create old world with today's demand of convenience. Annapolis is not the mall. We have the State Capital, Naval Academy and the harbor. The Capitol generates a stable business base, legislators, lobbyist, public interest and legal community. The Academy families and tourists. The Harbor currently hosts world class racing events which should be expanded. Racing coupled with Sailing Hall of Fame will generate considerable tourist base of hotels and restaurants. Quality establishments in town are successful, multiple T shirt factories are not viable. Bars and restaurants...well there are quite a few. The water the harbor should be the focus. We can see from the disaster of the Market House, the City of Annapolis just doesn't get it. Instead of wasting the summer, why not a temporary market catering to boats in the harbor which would afford residents staples as well.

Take a Hint from Main St - 2010-02-22 23:30:39

Everyday when I walk up main street on my way back to work I see countless empty storefronts,Tacky Tee-shirt and Souvenir shops, and a few scattered Bars/Restaurants in other words Annapolis has gone from a quaint little roadside town to a flat out tourist trap.

Any Charm this city once had is gone and two days ago when I was in Parole buying some clothes I drove past that "City within a City" as I call it and wondered why people think it's strange that even the tourists don't even go downtown anymore let alone the locals.

The Market was an il-fated concept from the day they closed it thats why I put my nostalgic (yet unrealistic) idea on how to revive it because other than Stevens Hardware and Chick and Ruths this town is basically a commercial nightmare.

Annapolis - 2010-02-21 21:54:52

The debacle concerning the market is a product of Annipolitans voting over and over for shiny things that are just that...shiny things with no substance.
The elected officials don't seem to be idiots but what does one say about people that vote over and over for the same passel of knuckleheads but expecting a different result?

The status quo aint working.
Seriously folks, years to put in air conditioning and get vendors into a prime spot in a state capitol....I mean, whassup with that?
Sadly it appears that the 'Good old Boy' (And girl) network needs to not just go away but be censured.....and a hairy eyeball pointed at the political party that tends to tax, spend and micromanage every brick of our state capitol.

Apparently Annapolis hires idiots to run the city.

Does downtown need more eateries? - 2010-02-21 12:00:32

If downtown residents do not regularly patronize local businesses, that may say more about the mix of downtown businesses than it says about the residents. That is why I continue to wonder why Annapolis Seafood would not be a good fit. It would provide a great maritime atmosphere, but cater more to locals than tourists. Of course, this brings up another problem. I have seen few areas as saturated with as many shops, especially restaurants, as Annapolis. Should our local government really promote more eateries and expensive knick-knack shops to compete with the existing businesses? If government must be involved, then why not make Market House a place to draw people to downtown without taking them out of existing stores and restaurants. Someone suggest bike and kayak rental or an expanded visitors center. All of these options seem not only to be the simplest, cheapest to implement, but also the most beneficial when factoring in the surrounding business landscape.

Everything to everybody - 2010-02-20 23:41:41

After some thought, I wonder if the Market House is really an issue for those who live downtown. I mean, Ward One residents have traditionally been at odds with downtown businesses, fearing that they would infringe on their assumed right to live as quietly and conveniently as those who have chosen not to live in a downtown tourist destination. Do downtown residents actually patronize downtown businesses? Seriously. No...really seriously. You'll have one or two people pipe up now sputtering in indignation that THEY love downtown and have lived here for twenty thousand years, and then name a bunch o' businesses that were here forty years ago and no one has ever heard of...but still. The Market House was/is for tourists. As an Annapolitan, you may go there once in a while, when friends are in from out of town, but downtown residents are not huge supporters, as a whole, of downtown business.

A community redevelopment agency needs to be created to help the market space draw in vendors that more clearly reflect the vendors of the past. Machoian, Mann's, Kaufmans, The french bakery, and of course the fresh seafood and amazing ribs of the 1970's. That is the type of market house Annapolis remembers fondly and would buy from again.

left the position of mayor at the end of '73. Long after that, you could still stand at a counter and eat oysters, buy fresh fruits & vegetables and enjoy Machoian chicken. I don't think Pip Moyer started the Market House problems.

Penny wise and Pound foolish!! - 2010-02-20 17:28:01

The Market House was the place to be in downtown until Pip Moyers'renovations which displaced some really good home spun businesses and brought in the franchises. Followed by the push to run the "public facility" like a business. The private sector lusted after the market house and the second round of franchisees moved into a faulty building. The Market House belongs to the people of Annapolis. It is a historical and community treasure that has been mishandled for years. It is time for Cohen to restore the Market House. Annapolis imported franchisees in favor of unique businesses. The last time I shopped down there, the merchants in two of the stores were so rude, I really hesitate to go back. It isn't the parking that discourages the people from going downtown, it's the loss of old towne splendor and the uniqueness of what was.

In order to see Thomas Point Light by walking to "the end of the harbor" one would require x-ray vision to see through Horn Point and Bay Ridge, or the ability to walk on water. I don't believe anyone here is Superman or Jesus Christ (though some might believe such nonsense).

Why not just make it a semi-open air a/c-free market--big windows that open up and out. and fans and flies and sweaty vendors, tons of fresh farm foods, and homegrown crafts. Its better and has more character than anything moyer or Josh could come up with.

"geothermal heating and air-conditioning system, a device that uses a web of pipes buried underground to regulate the building's temperature."

Has anyone asked what this system will cost and if it has ever been used in a flood zone? You don't need to dig too far before hitting water at the dock. This sounds like another "green" initiative that will cost plenty more "green" we don't have.

I didn't realize the two were mutually exclusive.

Typical detachment from reality while you have many citizens paying over $8,000 per year in property taxes(for?). I'm sure the increase in parking fees will make up the shortfalls.

I do remember the Market House before the hurricane. I've got a great picture of somebody in a raft drifting past it. That was...what 2003/04? It was some time ago is the point. A lot of things were different back in downtown Annapolis in those days. Heck, that was pre-Parole.

The point is that since that time when it was still buzzing, the Market House has had nothing but bad public response. We can all be nostalgic about it, but it's really a matter of numbers. If there was a profit to be made, we wouldn't be having this discussion (over and over again).

Here's a Novel Idea - 2010-02-15 23:15:40

Bring back or encourage the following vendors to expand or come out of retirement:

Groceries/Meats: Rookies Meat Market.
Produce: Kaufmans
Raw Bar: O'Briens
Prepared Foods:
Machoian Poultry-Great Fried Chicken
Chick and Ruths: Great Deli Sandwiches
Galway Bay: Great Crabcakes.

And I saved the Best For Last:

Could you imagine the lines if Carlson's Bakery sold Donuts at the Market House?

Just a Thought.

Mr Hamilton et al,

If you were please with you little stall in the Market House surely you would not have left. If it provided you with a small profit surely your presence would have been worth the threat of distraction from your "new Severna Park location in March". Maybe that presence, like your somewhat unbelievable reply would serve as a form of advertising for other Homestead ventures. Don't you think ?

Homestead Gardens - 2010-02-15 18:39:28

In regard to the article and a question from one of the posters: Homestead Gardens was invited to be a tenant from the summer until December, when our lease would end and the scheduled renovation of the Market House would begin. This was a familiar arrangement for us, as we had temporarily occupied 100 Main Street for the Christmas season during 2003, vacating it afterwards for renovations. We were invited to extend our lease past the original termination date, but we had to respectfully decline, as we needed to concentrate our time and resources on opening our new Severna Park location in March. Our current absence from the Market House had nothing to do with any sort of dissatisfaction of the operation or facilities. It was merely the completion of the original lease.

AK - 2010-02-15 18:13:09

Are you new to town? Do you remember the Market House prior to the Hurricane/Tropical Storm Isabel?

I have to agree with Harry and Shubbe (did I really say that?)

It seems that the new Mayor has deemed that the most effective method of managing the City is by Committee? This will never work.

His blog, while a good move for transparency, ended up as nothing more than a platform for people to yell about their streets--and that is how the streets were cleared. If you were unhappy, you squawked about it and Josh would dispatch a plow to shut you up. See my criticisms on the plowing initiative here:
http://www.eyeonannapolis.net/2010/02/12/dear-mr-mayor/

Something needs to be done. Chris Fox had a great plan for the Market House that required minimal revisions and construction. Chris's plan could have permanent tenants in there in 6 weeks!

Why did recent occupants more out? They had a sweetheart deal so that the place would look occupied.
The could be a new comedy reality TV show entitled "Annapolis City Government".

No Surprise Here - 2010-02-15 17:03:11

Really? Just another example of why government is inept at doing much of anything these days. For crying out loud, it's an A/C system...pretty sure those have been around for a while. Howabout just leasing the lot to a private company and let them deal with it. A Market Place Commission? What a joke!

Get the old tenenats back - 2010-02-15 16:49:40

Funny, but the people who DID USE THE MARKET HOUSE, "a.k.", went there daily for lunch, for a quick dinner, for a snack...for myriad reasons, The raw bar was always jammed, as was Mann's Sandwiches. People from the first boat shows to take place after the original closing almost 10 years ago bemoaned the loss of the "small town market house". The worst thing that ever happened to the market house was the Ellen Moyer administration. It doesn't look like the Cohen administration is doing much better - and it's only two months old!
FYI - I was born in Annapolis in 1957 and lived there for 47 years.

Never Going to Change - 2010-02-15 15:55:55

The Market House has always been a hole in modern times. Nobody goes there. It's as simple as that. When locals think about it, there just is a bad connotation. It doesn't matter what is in there. Nobody wants to go there. Maybe the city could just use it for something low maintenance like renting kayaks or bicycles. I don't know. But it's never going to be a site of commerce.

The best thing that could happen is that it burns down (always a chance in Annapolis) and we can put in some grass and benches.

I agree with Harry, we are talking 1 building here and not a big one at that. get it fixed , get it rented and start getting some revenue from it.

more evidence - 2010-02-15 13:57:36

More evidence that government is incapable of managing anything efficiently. Any business entity that had to actually turn a buck would have fixed this long ago or unloaded it. The city needs to do the same.

Sell it outright to the highest bidder, but put some very tight restrictions on its use so we get a true market and not a food court or more tshirt shops.

If that doesn't work... perhaps it is time to give up on the "Market" idea and move the visitors center down to this location.

Ridiculous - 2010-02-15 13:40:27

If Cohen can ride around in a truck playing snowplow boss, surely he can put his nose and others' to the grindstone and get this MarketHouse back on track. This town and us locals have had enough of inept bureaucrats researching and studying how to create the MarketHouse they destroyed.

Josh set up his vanity snow plow blog and I say we need to set up a stick-a-pin in Cohen Market House Blog.

Come on Josh, Rise to the Challenge.

GET 'ER DONE.

Unacceptable delay - 2010-02-15 12:47:44

Market House...Mr. Cohen is not performing his duties. If Annapolis government is incapable of putting together the plan within 6o days, it needs to fire City personnel. This is a small space, it is just not that complex. A team, a commission, why? Here's a concept the highest and best use is the tenant who is willing to pay the most. Put a for lease sign on it, allow due diligence, solicit offers, do a background on ability to perform and it's done. A commission, please. This incompetence is unacceptable and a continuing embarassment. Another summer prime season will pass, with no income or jobs at one of the premier retail locations on the East Coast. The only thing this directive achieves is an avoidance of responsibiliity. If Mr. Cohen is unable to conclude this project quickly, one has to question his and the City's government's abilities.
