Blonders want to run Market House

Capital Gazette Communications
Published 03/11/10

Three of the city's most prominent businessmen want to run the long-troubled Market House, restoring the historic property to what it once was.

Josh Cohen speaks outside the Market House during last fall’s mayoral campaign. As mayor he is expected to reveal a short-term plan for the facility soon.

Harvey Blonder and his two sons, Mike and Kevin, want to lease the 5,000-square-foot-building from the city and offer a mix of fresh produce, seafood, meats and other grocery goods and prepared foods.

"It would have the same vibe as the old Market House," Mike Blonder said.

The family has reached out to the city but it has not yet responded to the proposal.

City spokesman Phill McGowan said other businesses also are interested in leasing the site and that no options have been eliminated. He would not provide the names of the other businesses.

The offer surfaced as Mayor Josh Cohen is poised to make an announcement later this week that reveals his short-term plans for Market House.

"This is such an important part of the city's economic development plan," McGowan said. "We want to make sure we get this right. We're going to start with a short-term plan, we'll evaluate and then the mayor will lay out his grand vision."

Harvey Blonder and his sons own and operate a long list of businesses and properties downtown and elsewhere, including A.L. Goodies General Store and Buddy's Crabs and Ribs.

Mike Blonder said his family depends on a well-run Market House more than most other people in Annapolis because it helps attract business to their spread of stores and restaurants.

"I have a vested interest in downtown," Mike Blonder said. "If I have a viable Market House, my other businesses will be viable."

And the proximity of his family's businesses to the iconic property means they are always on hand to address any problem that may arise, Harvey Blonder said.

"We're there. We watch it, and we believe we can fertilize it, rake it and see it grow," Harvey Blonder said.

Mike Blonder said he can upgrade Market House's problem-plagued air-conditioning system, and he wants to move in before the start of the busy summer tourist season.

Market House, formerly a place where people in business suits or construction boots could find a quick lunch or the catch of the day, has nearly become a commercial ghost town.

After Tropical Storm Isabel flooded downtown Annapolis in 2003, Market House, which already was in need of repair, was closed for major upgrades.

Originally, the city intended to bring in a high-end Manhattan grocer, Dean and Deluca. Those negotiations fell through and the city eventually signed a lease with Silver Spring-based Site Realty Group to manage the building.

But when the property reopened in spring 2006, it was more akin to a mall food court than to the eclectic and slightly gritty Market House that visitors and residents had enjoyed before. In addition, the air-conditioning system was inadequate, making working and shopping conditions uncomfortable.

Tenants that subleased from Site Realty moved out and a series of lawsuits ensued, ultimately forcing the city to pay a $2.5 million settlement to regain control of the building.

The ordeal raised questions about whether the city should ever again turn over control of Market House to a private company. Today a few restaurants and a bank branch occupy the building.

The Market House and City Dock Committee on Cohen's transition team recommended that Market House be used as an economic engine to pull people downtown. It didn't create a specific plan for the property but rather recommended forming a committee to create new policies, including ones on how the facility would be run.

"We've had a bad experience with private management," said Judd Legum, chairman of the committee. "But I don't think that it always means we can't have private management."

He said the committee's report "doesn't do anything that precludes that from happening or recommend that it doesn't happen. It leaves it to the stakeholders and the community members to see what's best for Annapolis."

Whatever happens, there needs to be more community involvement than the last time the city considered shifting control of Market House, Legum said.

Why? - 2010-03-15 03:43:10

Let me get this straight... The city is $9,000,000 in debt, and people are losing their jobs, and yet, something that could very well take a load off of the city's shoulders, and also provide people with jobs has come along, and... Wait for it... SHOCKER!!!! It is denied. Annapolis is the most self destructive city I have ever seen. The city, and the people who run it, can't get out of their own way. I could probably find a monkey with a learning disability, and he could do a better job running a city than the worn out clown shoes we have in charge presently.

Thats weird because now it's all coming back to me.

I have been in Annapolis for many years. I have seen the good times and the bad times. The Blonders run several sucessful business in Annapolis. Love them or hate them, they know how to make money.Given the chance, I believe the city will embrace them, if it is a success. This will provide much needed jobs.Is that not what the city wants Jobs and a sucessful Market House.

Re: city managed (sic) - 2010-03-12 21:50:57

NO, he doesn't! That home has been entirely modernized. The only thing "historic" about it is the exterior stonework. He even sold his yard to develop into lots where 3-4 houses were built on very small lots. Why would you want that right out the window of your historic home? That shows me he'll do ANYTHING to turn a buck. Did he need it that bad? Hmm...

There was nothing wrong with the old businesses in Market House (pre-Moyer debacle). Bring THOSE types back! That is what we hear, over and over, that people want to see when they go Downtown! Don't we deserve good, fresh food at Market House?

Head shop - 2010-03-12 17:00:14

A head shop would fit in my legalization of medical marijuana clinic idea, I support it. Back in before the world became so over regulated and before Annapolis became a victim of the Malling of America, downtown had two great places to buy marijuana accessories "UPSTAIRS" and a cool little place ( where the nature company was) called the Wicker Basket".

Legalized marijuana, the taxation thereof , and the overall increase in consumer and specialty tourist traffic could make annapolis a really great place to live again.

One of the problems... - 2010-03-12 15:45:32

Has Enough Money to turn the Maryland State House into a Fast Food Restaurant.

That being said I don't think he got to where he is without having any Business Sense but my only concern is that if he and his sons took over the Market House it would become more like a Commercial Venture and less on a more personal level (i.e. The Gap,Banana Republic) which used to be located in his properties.

Market House - 2010-03-12 12:00:12

When reading about the possibility of the Blonder family taking over the Market House, I was given new hope for Downtown Annapolis. I have run a local marketing company, Landmarks Marketing, and have had the opportunity to work with the Blonder family for over 20 years and have constantly been impressed by their business skills and community involvement. They are exceptionally solid and smart business people to work with. Our business relationship has expanded into a strong personal relationship. From Buddys to Yellow Fin to Big Fish they have a flair for knowing what will work in what situation. If anyone can make the Market House what it should be and turn it into a long term success, the Blonder family can.

I would not only throw my full support behind this as a concerned local business and citizen but I fell so strongly about the importance of this project I would volunteer advertising support for this. Landmarks would provide a FREE full page presence for the Market House in our hotel publication that is placed in 6,000 hotel rooms and read by over 2 Million visitors for the first year. We would also place a 30 minute promotion on the visitors channel that plays in the area hotels. It can be viewed at http://bit.ly/dkSR84

Landmarks would also provide complimentary placement in strategic locations on our rapidly expanding travel site, searchlandmarks.com.

The Market House properly managed can be the cornerstone of our wonderful downtown community. It is in the best interest of all local businesses to have this run by Local people that know what they are doing. If anybody can bring the Market house back to the glory days of old, the Blonders can.

I would through my support behind that by contributing over $10,000 in advertising support the first year to get this very important project off the ground.

if the Blonders want it, then it's a viable money maker. You can bet if there's a buck to be made there, then they have sniffed it out. Just goes to show you how bad this property has been managed in the past, and all it will take is some sensible business management to have it be successful. The Blonders certainly are not the only capable people available.

The market house is an extremely important part of the image and allure of downtown. The dirty, stinky old market house is exactly the way it still should be; authentic, rustic, and real. If that's what the Blonder's plan on doing that then fine. I've never heard anything good about those guys but so what, business is business. Anything that would bring back a hint of authenticity to the outdoor mall over run with corporate franchises and disgusting, bland restaurants would be a welcome improvement. I really miss the old Annapolis of my youth.

A Maryland Tradition - 2010-03-11 22:18:49

I remember my mom kicking all of us kids out with my dad, on the holidays, to go eat oysters at what is now the Market House. She would get her stuff done, while we would mingle with the crowds and eat good food. It was a real, authentic, Annapolis experience. Our city could profit from some good seafood, maybe some good beer, and some good local products being sold there. I can't for the life of me understand why this wonderful city can't have a thriving business in the center of town.

Market House will bring plenty of interest, quickly. Agree with several that Mr. Blonders current operations.... might not be a good match. The site perfect for food marke, providing essentials and catering to city residents, boaters and tourists. It should be on the fast track. There will be plenty of interest. There's no need for another commission, or panel. Set the type of operation,(no bar or restaurants) Oversight should be minimal, set the rent and tenant does everything on the physical plant.

What have you got to lose? City government made a disaster of the Market House under Ellen Moyer ? Give it to someone or someones who understand private enterprise.
We go to Paris and see lots of wonderful mixed use food sites...why not here?
Set performance standards for the Blonders or whoever and if they don't meet them, revoke the lease or impose financial penalties. But get it out of local government's clumsy hands.

Ah yes I can see it now, a beautiful market house, complete with overpriced candy, cheap t-shirts, vulgar greeting cards, canned fart spray, and hundreds of other useless tchotchke made in China for the tourists. If were lucky maybe theyll even put in a buffet complete with re-heated crabs and stale overcooked food. Thatll be great!

Oh Please NO - 2010-03-11 14:30:25

The Blonders first need to clean up the establishments they already have. Safety and Sanitiation is a major issue in their restaurants. I have been in the business for many years (a few with them) and all I have seen from them is just enough cleanliness to squeek by health department regulations. It is discusting. Please do not let them contaminate a new Market Place, that could have some real potential.

Grand vision - 2010-03-11 14:20:08

The mayor should be focusing his short term solutions and grand visions on something more important than 2,000 square feet on city dock. How about figuring out a way not to lay off city employees. If the Market House truly is one of the most desirable locations in Annapolis, it shouldn't take a rocket scientist to figure out how to make it succeed. Let local retailers put in bids. How about a mini fresh market or whole foods location? Annapolis Seafood would make sense. I'm afraid the Blonders are looking for some sweetheart deal so they can drive business to their other locations. They aren't going to want to sell affordable crab cakes there if it means losing the business at Buddys. Get some competition going.

Ha! So that's who is to blame for the Market House issues.

city managed - 2010-03-11 12:24:43

when I was researching the market house and the harbor master office I discovered that at one point the harbormaster was responsible for responding to needs at the market house. Interesting.

I don't think Harvey and his sons would screw it up any worse than Ellen did and Harvey ( who lives in a historic home outside of Annapolis BTW) probably has a great sense of what it takes to ventilate and cool a hot restaurant.
