The owners of the Pratt Street Ale House in Baltimore's Fell's Point neighborhood said they are looking to open a new bar and restaurant in the city and 26 Market Space is their first choice. They want to create an establishment similar to Riordan's and serve beer made in their own brewery in Baltimore.
"We think the property needs to come back to life," said Donald Kelly, one of the Ale House co-owners....

Mr. Riordon is must not be concerned. It is interesting his broker intimates to lease the spot a 2 A.M license is need or a 33% reduction in real estate tax. Is that how it's done? But it can't be a threat if you've no power to enforce an action. The rents in Annapols are high, the city is no longer an isolated commercial island. Businesses goes to where they will profit. Why 2am, can't drink enough by midnight?

Too bad you all do not have the facts straight - maybe you read too many newspaper articles - Capital, Sun, et al. Facts: any new restaurant use going into that space MUST get a new liquor license (midnight under the current code) AND go through two public hearings - Planning Commission and Board of Appeals BEFORE the proposed user/tenant can apply for a building permit to make interior improvements to the site. It's called Special Exception, and in Annapolis it is a MAJOR process to go through. Simply said, it takes 9-12 months to go through this approval process (Arason side-stepped this one). And guess what? When you pick up an approved building permit be prepared to pay horrific fees for number of seats (capital facilities), liquor license, grease trap (none there), etc. The fee structure in Annapolis for a food use goes on, and on, and on.
Love to see you here, but good luck getting through the process.

I think you guys are too tough on Buddy's. It's not supposed to be some great seafood restaurant. It's supposed to be Planet Hollywood or Hard Rock Cafe take on seafood. It's got a great location and ok food. It's all about how you manage your resources. They know how to make it work. More power to them.
